4. PC M2026-000 Public Hearing for Consideration of the Preliminary Plat Request for Harvest Hills Second Addition.

    This rezoning request completely counters the goals of the City of Northfield. I second requiring a traffic study (at 8:00 am and 3:00 pm when children are crossing nearby streets in large numbers). The only street into this proposed neighborhood (Fillmore Street) is completely residential and wasn't designed or built to support the traffic that 72 units would create.

    Schrom Construction is suggesting that they would like to pack in these 4 plexes so that they can provide more "affordable housing". However, it's clear that they actually believe they can make more money this way. The project claims to be helping Northfield reach their goals, but all it does is increase the likelihood that we'll have less homeowners and more landlords. If the City chooses to approve this rezoning, we will be inviting future investors and developers who want to squeeze in tiny, cheaply built 4 plexes into smaller and smaller lots.

    Please, do not consider approving this rezoning request.

    We are opposed to the proposed Harvest Hills 2nd addition. Our list of questions & concerns is long, so we will list a few. We would like a traffic study to be done in the neighborhood(on a school day).We have only one street into our development. It is busy on school days and this development could bring 140+ more vehicles into the neighborhood causing traffic safety issues for cars & pedestrians. Provide us with data the shows our property values will not decrease with rental units nextdoor. We currently have very low water pressure(difficult to shower if dishwasher or wash machine running). The city told us there is nothing they can do to increase the pressure. How will 72 units affect our currently poor pressure? Will there be adequate parking that tenants won't have to park on the street? Street parking in the winter would violate the parking ordinance.
