"TIF diverts tax revenue from the county & school to the development authority & city" and must meet TIF "But-For Test”. Is a for profit company meeting the “But-For Test”? Has a conversation taken place with the county/school who are slated to lose 25 years of revenue due to this project? Is threat from Stencil to pull out of the project influence councilmember votes?
Would the Paulson property be better suited for a nature area that schools, children's programs, etc be used for educational purposes?
Taxes in Northfield keep going up and up--what will more TIF do to the already over burdened taxes for property owners? With so many properties off the tax records due to being owned by the colleges, this places an even larger tax burden on residents.
Will college students (who are claimed on their parents taxes) be able to rent low income apartments & if so WHY?
Now is the time to listen to residents with valid questions and points, not later when you regret this decision.
Just stop this project - Do not approve the TIF financing. My husband travels for work in construction and has for the last 3 years. The supply chain issues, the continual increase in costs monthly, weekly and sometimes daily leave too many uncertainties especially for a project that is already stated to be at a financial tipping point. Small errors and changes in the past that used to be easily managed can now become a crisis. Stop diverting our tax money from where it belongs to finance a project many do not want and very strongly oppose. I've had enough of handing out TIF money for this company. Are they not financially stable enough? Environmentally, affordability for anyone, aesthetically this is a disaster. We have considered leaving Minnesota and moving to another state. This is just one more push for us to do so. This city counsel will continue to do what appeases the minority, as they have since we have lived here. This project doesn't belong in this location.
